The Buxton House dates back about 100 years when it was built by the Buxton's, one of the first families to live in Driggs. The current seller started Peaked Sports in the Buxton house in 1995, knowing that at some time he would build a much larger building on the site, move and remodel the old house which he planned to live in. This saved a historic house from demolition when he built the current Peaked Sports building at 70 E Little in 2001.
The foundation was designed to accept the old house on top of a full, daylight basement with a new garage and mud/laundry room added in the back at 230 Aspen Meadows. The house was moved, and the remodel started in Sep 2001, finishing mid-2002. Larry Thal with Sunlight Designs prepared the plans for the remodel and these plans are included in the sale. A new attached garage and mud room were built on site and designed to match the old house. The garage has an extra high ceiling for extra storage and to match the old house. The remodel included stripping the interior down to the studs. New electrical, plumbing and heating were installed to the current code. The house was reinsulated, new dry wall and new windows installed. The original floors were sanded and refinished. The daylight basement is fully finished, includes a utility room, pellet stove and egress windows giving an excellent opportunity to add more living space. Trex decking was used for the front deck. The exterior includes an in-ground sprinkler system and mature trees in an easy to care for landscape.
The lot is located in Teton County and also is in the City of Driggs Area of Impact. County zoning is ADR-0.5. A request for a plat amendment has been submitted to the County and the City of Driggs. The result will be 2 separately deeded parcels, a 0.7acre front lot on which the house sits and a 0.5 acre back lot. The existing driveway will be shared. The existing home is on City water with a private septic system. The back lot has been approved by EIPH for a septic system and can connect to City of Driggs water. There will be a hook up fee.
On 11 August 2021 the Joint Planning and Zoning Commission voted to approve the plat amendment.
The agenda for that meeting is here: https://www.driggsidaho.org/pz_meeting
The staff report is here: https://www.driggsidaho.org/use_images/pz/jmcomments-21.08.11-pa21-3aspenmeadowsreport-tabled.pdf
It is scheduled to be heard by the Board of County Commissioners on 27 Sep 2021.
Both lots and the house will be sold as one property, without contingencies. The buyer will have the option to develop the back lot in the future or to keep it as open space.
The seller has paid for the application process to date and will be current up to closing. After closing the buyer shall be responsible for any additional charges.
In 2021 the home was freshly painted on the inside and outside. The shake shingle roof was oiled. The interior wood floors were top coated. New exterior light fixtures installed and the home was professionally cleaned.
